When it comes to purchasing a home, one must put first things first which means getting in touch with a Mortgage Lender and getting Pre-Qualified. Now some of you might be thinking, if this is your first time buying a home, “Yea Jesse, that’s fine and all but right now we just want to look and see what’s on the market, once we find the one we want, then we’ll go and get a loan to purchase it”. Well my friend, unfortunately, that’s not how it works.
Before showing you any homes, a Buyer’s Agent needs to make sure you qualify to purchase the home you are interested in. The Seller’s Agent should also make sure you are Pre-qualified before agreeing to show their listing which is what they will ask your agent.
Imagine for a moment…. you are a homeowner and trying to sell your home. Your agent calls and asks you to leave for a few hours because some interested buyers want to look at it. You agree and after several hours return back home. Your agent soon calls and tells you they liked the home but they need to contact a Mortgage Lender and get approved before they can submit an offer- UGGH!
Now who failed here? Everyone! The Buyer’s Agent should have advised their client in the beginning-No Pre-Qualification, No Look. The Seller’s Agent should have asked the Buyer’s Agent-No Pre-Qualification, No Look. This would have saved everyone time and inconvenience if only they had done what they should have done in the beginning- Get Pre-Qualified.
I get it, no one likes filling out applications and providing paperwork. We often put things off because we don’t want to do them. Kicking the can down the road is not the strategy to take if you are serious about purchasing a home.
